I found OC Home Inspect online, I called and spoke to Brian. Brian actually takes the time to explain the potential issues and was very thorough. He was very responsive throughout the entire process, from the initial quote, the inspection, and through any follow-up questions we had. Their pricing was also very fair, I highly recommend!

Great experience with Brian! He arrived early and did a great job inspecting our new house. He found multiple things that we would not have noticed if we didn't hire him! The report arrived within a couple hours after completion as well. All around a great experience and I would definitely recommend their services to anyone.

Brian was on-time and was very thorough with the inspection. He went over the report with my wife and I after the inspection and made sure we understood everything that he went through. Overall, I'm super satisfied with his work and will definitely make sure to call him to inspect the house my parents are trying to buy.

Frequently asked questions

These are questions home owners and buyers often ask before hiring me to perform a thorough home inspection.

Contact Us

You are about to make the biggest purchase of your life. Our inspectors will identify issues you’ve never even thought of. He will crawl under the home, in the attic and on the roof. They have been trained on what to look for. Let us provide you with a comprehensive report of your property.

Once you receive the report you can work with the agent or home owner to request repairs or negotiate the price of the home. You cannot afford to pass on an inspection. Pay a few hundred dollars upfront before you get stuck with paying thousands in unexpected repairs.

What you should really be asking yourself are questions like; How much does a new roof cost? Is there a leak in the sewer line? Are the electrical appliances grounded? The typical cost of a home inspection is too low to pass on. On average it’s less than 1/10th of 1% of the price of the home. Starting at $189 you can have one of our certified inspectors provide you with a comprehensive report about the condition of your home.

Thermal imaging infrared scan is included in every home inspection.

Contact us immediately after the contract or purchase agreement has been signed. Before you sign, be sure there is an inspection clause in the sales contract. Make sure your final purchase obligation is contingent on the findings of a certified home inspection. This clause should specify the terms and conditions to which both the buyer and seller are obligated. Having this will allow you to close escrow with peace of mind.

Even the most experienced homeowner lacks the knowledge and training of a certified home inspector. Our inspectors are familiar with code requirements, the proper installation of appliances and fixtures and above all potential safety issues. Are you going to crawl under the house? Do you know what to look for while you are under there? Prepared to climb into the attic? Let us do the dirty work and do it right.

Above all, most buyers find it difficult to remain completely objective and unemotional about the house they really want, and this may have an effect on their judgment. For an impartial review of your home hiring us for a non-bias opinion is in your best interest.

It’s not required for you to be present for the inspection, but it is recommended. By observing the inspector you will think of questions to ask during the home inspection. You can learn about the condition of the property and how to maintain it.

At the end of the inspection the inspector will review the report with you to make sure you understand how to read it. He will also describe the pictures of issues he has found and their locations. He may also be able to provide recommendations on remediation of his findings.

If you are not able to attend the inspection you will still be emailed a comprehensive report that very same day. The report will include full color pictures with the inspector’s comments.

The inspector will identify problems. We have never inspected a home that didn’t have at least a few minor issues. That doesn’t mean you shouldn’t buy the property. Instead you can use this information to negotiate the price or request repairs to be made before you close escrow. If the seller is not willing to make repairs at least you will be informed about what needs to be fixed. This will allow you to determine if the home is really in your budget.

Our inspectors are certified. Our prices are competitive. You will receive your report the day of the inspection.

Above all we will treat you like family. We want to make sure you get a home that’s not only beautiful but functional. Let us inspect your home and we will give you the peace of mind knowing you bought a home that will last a lifetime.
